CEDAR RAPIDS (KWWL) -

Plans have been unveiled for a $90 million redevelopment of the 72-acre Westdale Mall property in Cedar Rapids.

The site has faced obstacles in a class of its own.

The site has fallen on difficult times being sandwiched between two successful enclosed malls in Coral Ridge to the south and Lindale to the north.

"We want to differentiate ourselves and we want to become the leader," said Lisa Rowe, Westdale's newly-appointed general manager.

Currently 60 percent of the storefronts in Westdale Mall sit vacant.

Now developer John Frew believes he can succeed where others have failed, creating a concept unlike any other in the state.

"We're not going to compete with Lindale. We're not going to compete with Coral Ridge. They're going to compete with us because we'll have things that they don't have and never will, and vice versa," Frew said.

Renderings from the new plan first released Wednesday lay out the new vision.

Some 30 buildings will be erected on Westdale's 72 acres,  featuring retail, an outdoor park area, residential space, a hotel, and restaurants.

Most of the current mall will be demolished.

The project is expected to take about ten years, but it's a development that could begin this summer.

"We've done all our research on the different categories, and we believe we have a plan that will work," Rowe said.
