Home Sales Prices Increase in Black Hawk County


Bucking the national trend, home sale prices are going up in Black Hawk County.

The average Black Hawk County residential real estate sales price increased in the month of September and for entire the 3rd quarter, according to figures released by the Waterloo-Cedar Falls Board of Realtors.

The average sales price increased $ 23,711, or 21 per cent from 2008 to 2009. The average sales price in September of 2008 was $ 111, 250. The average sales price for September of 2009 jumped to $ 134, 961.

In addition, overall September, 2009, residential sales dropped by just 12 homes, when compared to home sales in September of 2008. Black Hawk County registered 207 residential sales in September of 2008 and 195 in September of 2009.

Houses are spending only a few more days on the market. The September figures indicate houses spent 64 days on the market in 2008, compared to 75 days on the market in September of 2009.

For the 3rd quarter, the average sales price increased 4.3 %, or about $ 5,583 on average per sale. Overall sales were down only slightly, when compared to 2008. There were 731 3rd quarter sales in 2008 and 621 sales in 2009 for the 3rd quarter.

Black Hawk County also picked up 278 new residential listings in September, 2009. The 3rd quarter saw 968 new residential listings.
